My 1031 Options (“we,” “our,” “us”) is an educational website operated by Ronald Nielsen, an individual sole proprietor, located in California, United States. The site is accessible at my1031options.com.
We publish educational content about 1031 exchanges and Delaware Statutory Trust (DST) replacement property for accredited investors. We connect interested investors with FINRA/SIPC-registered representatives who can follow up about specific 1031 and DST options.
2. What information we collect
Information you provide to us
When you submit a form on this site (for example, the specialist match form or contact form), we collect:
• Identity information — full name
• Contact information — email address, phone number, state of residence
• Investor profile information — exchange timing, approximate exchange amount, accreditation self-attestation, consent confirmations
• Free-text information — anything you choose to write in optional message fields
Information collected automatically
When you visit this site, certain information is collected automatically by our website platform (Squarespace) and any third-party analytics services we use:

We do not use your information for purposes unrelated to those above without your consent.
4. Who we share your information with
We share your information only as described below:
• FINRA/SIPC-registered representative. Form submissions are forwarded to a FINRA/SIPC-registered representative working with an independent broker-dealer. Their use of your information is governed by the privacy policy of the broker-dealer firm with which they are affiliated. You may request the name of the registered representative or broker-dealer firm assigned to your inquiry by emailing contact@my1031options.com.
• Service providers. We use third-party services to operate the site (for example, Squarespace for website hosting, Google Analytics for usage statistics). These providers process limited information on our behalf under contractual obligations to keep it confidential. Under CCPA, these providers are designated “service providers” and do not use your information for their own purposes.
• Legal requirements. We may disclose information when required by law, subpoena, or other legal process; to protect our rights, property, or safety; or in connection with the investigation of fraud or violations of our terms.
We do not sell, rent, or trade your information to third-party marketers, list brokers, data aggregators, or unaffiliated sponsors. We do not sell or share personal information for cross-context behavioral advertising. No “Do Not Sell or Share My Personal Information” mechanism is required for this site.

Virginia, Colorado, Connecticut, Utah, and other state law residents
If you reside in a state with comparable privacy legislation, you may have similar rights to access, correct, delete, and opt out of certain processing activities.

6. Marketing and communications
If you submit a form and explicitly consent (by checking the consent box), you agree to be contacted by a registered representative regarding 1031 and DST matters. Phone and SMS contact requires separate express consent at the form. You can opt out at any time by:
• Clicking the unsubscribe link in any email we send
• Emailing contact@my1031options.com with “Unsubscribe” in the subject line
• Replying to any of our messages with “STOP” or “UNSUBSCRIBE”
Even after you opt out of marketing, we may still contact you for transactional purposes (for example, to respond to a specific question you submitted).
7. Cookies and tracking technologies
This site uses cookies and similar technologies to operate properly and to help us understand site usage:
• Strictly necessary cookies — required for the site to function (set by Squarespace).

9. Data retention
We retain your form submissions for as long as necessary to fulfill the purposes described in this policy and to comply with our legal obligations. Specifically:
• Active inquiries — retained until the specialist match is complete or for 12 months from submission, whichever is longer.
• Email communications — retained per standard business practice (typically 24–36 months).
• Aggregate analytics — retained indefinitely in de-identified form.
You may request deletion of your information at any time as described in Section 5.
10. Security
We use reasonable administrative, technical, and physical safeguards to protect the information we collect. Form submissions are transmitted over encrypted (HTTPS) connections. However, no method of internet transmission or electronic storage is 100% secure, and we cannot guarantee absolute security.
11. International users
This site is operated in the United States and intended for U.S. residents. If you access the site from outside the United States, your information will be transferred to and processed in the United States, where data protection laws may differ from those in your country.
